Homeownership – The Goal of American Sunrise is to purchase 8-10 homes  annually. We want to create homeownership opportunities for families living in the Prospect Hill neighborhood by rehabbing homes and marketing them to the families whose children attend the Learning Center. We work with these families and other interested individuals who want to own a home and assist them through the qualifying process.

New Old Style In-fill Housing – American Sunrise is focusing on purchasing available lots. Our goal is to design a line of 10 different home elevations that will compliment the existing housing style. There are a number of lots in the Prospect Hill area utilized as points to meet, drink, or market drug sales rather than as potential homeownership sites. We are working with architects to develop homes that include front and back porches, an interior design that includes 3 bedrooms, 2 baths, central air still maintain the Victorian and Craftsman home styles. We are planning to build six new homes and have already received a $100,000 grant from the City of San Antonio for down payment assistance for those new homeowners.

Rebuilding Together – In 2005, we collaborated with Rebuilding Together and Wachovia Bank to do some minor, but much needed rehab work for 12 elderly owner occupied homes. The rehab work included: roof and electrical repair, the installation of handicapped bathrooms, the building of laundry rooms inside the home, the purchasing of several home appliances, exterior and interior painting. In 2006, we worked on 12 to 15 homes during the month of October.

 

Lets Paint Prospect Hill Program – This program is based on a strategy which states that every time American Sunrise buys a home to rehab, we will encourage the neighbors on each side to paint their home and if possible to build a front porch with a banister. This allows families to enjoy their homes and make contact with neighbors from their front porches. To increase participation, American Sunrise will pay for 50% of the cost. Our goal is to keep the total cost work at $3,000 per home. American Sunrise will solicit funds towards this effort.

 

 

 

 

 

Adopt-A-Home – Rehab work has proven to be extremely expensive with so many unanticipated costs once the work is in progress. In addition, most of the families buying homes are in need of down payment assistance. Our goal is to identify corporate sponsors and individuals wishing to contribute towards the down payment assistance and rehab costs. This will ensure that the necessary funds for families is afforded to them through contribution by individuals or American Sunrise.
